As a Melbourne buyers agent, I walk through hundreds of properties each year – here are some tips for a great floor plan which will both make it a nicer place to live and increase your property’s value.
- Start with a list of key words and or phrases (I use three) that you want the properties floor plan to deliver. For example calm, light, bring the outdoors indoors, interest, entertaining. When you come to a floor plan decision, refer back to the key words to ensure you are achieving your BIG picture objectives for the property.
- “First impressions count” – a sense of “wow” on entry, for example a large skylight, a large or engaging piece of art, lighting, can really help to create a great first impression.
- Light is incredibly important – be conscious of the orientation of the site/dwelling. Which area(s) face east for morning sun? A western orientation captures late afternoon sun etc. In general, look for opportunities to get as much light in as possible (for example skylights).
- Window placement within the floor plan is very important in creating atmosphere. For example an inner city house on a small block can feel a lot bigger and less urban if windows (and skylights) are framed to get views of trees on the property itself or neighbouring properties.
- Get clever with storage. For example drawers under beds, ceiling cavities (pitched roofs) can offer very large amounts of storage.
- Living room layout ideas are key – don’t have bedrooms opening into living rooms. What is the focal point of the room? Is it a fireplace, piece of art, doors to the garden, TV, view of the garden?
- Look for opportunities for dual purpose rooms/spaces. For example study/guestroom, a study knook/bench within the living room.
- Your outdoor area needs a floor plan too.
- Custom furniture can be a cost-effective solution to making a tight or difficult shaped room work.
- How is the property likely going to be used in the future – how can the floor plan be future proofed?
