An incredibly convenient and pleasant place to live with great cafes, restaurants and retail options and multiple parks.

Lygon Street, the hospitality and retail precinct, has enjoyed a renaissance in recent years. One of my favourite Carlton activities is a visit to Readings Bookshop, a film across the road at Cinema Nova and then dinner around the corner at Carlton Wine Room.

Melbourne University and the nearby medical precinct drive strong demand for rental accommodation – both long term and short stay.

Diverse housing stock – Victorian terraces – many of which are double storey, some particularly bleak Housing Commission towers on Lygon Street, modern multi-storey student accomodation, modern infill townhouses and apartments.

To their shame – Melbourne University have bought and demolished a significant number of heritage residential properties.

One of the big attractions of Carlton is its proximity to the attractions of neighbouring Fitzroy and still walkable to Collingwood – particularly Smith Street (recently voted one of the world’s coolest streets).

The CBD which it adjoins is a short tram ride or walk away.

Victoria Market, with its wonderful food offerings, is also close by for fresh fruit and vegetables, meat and seafood and a wonderfully diverse deli section.

Plenty of green space in Carlton Gardens, a rectangular 25 hectare (64 acre) World Heritage site, which hosts the Melbourne Royal Exhibition Building. There are tennis courts and a children’s playground too.

On the downside, anticipate it being noisy near the Lygon Street hospitality/retail precinct.

As a Melbourne buyers agent, I think it is an attractive place to live regardless of your age group.

I have noticed its increasing appeal to downsizers (particularly those with a beach or rural property) who enjoy the proximity to the attractions of the CBD, without the CBD’s residential density. However, Carlton at 13,600 residents per square km is not far off greater Cario at 15,600!

Neighbouring North Carlton offers a significantly lower density, more consistent residential streetscapes and a far less busy “village” feel.
