THE ALBERT PARK OF THE WEST

Albert Park is one of the most expensive suburbs in Melbourne by virtue of its Victorian heritage house, leafy streetscapes, cafes and restaurants. There is also a strong “village vibe” and it is so close (circa 7 km ) to the CBD.
Seddon enjoys these similar attributes, albeit, on a smaller scale and less glamorous basis and without a beach.
With a median house price well under half that of Albert Park, I’m sure many Seddon home owners would argue that Seddon represents great value and possibly one of the most cost effective “inner city village vibes” in Melbourne.
Located between Footscray and Yarraville, Seddon is well advanced on its gentrification journey from working class to professionals – as evidenced by the array of cafés (my favourite is Lola), restaurants, providores, boutique shops etc.
There are plenty of other amenities in neighbouring suburbs too. Yarraville, for example, has the Sun Theatre complex and lots of cafes/restaurants within. Over in Footscray, you will enjoy a great array of cheap and good Asian cafés/restaurants. As well as Footscray Market’s circa 60 fruit, vegetable, meat, seafood and general goods providers. The Highpoint Shopping Centre is circa 5 km away in Maribyrnong.
Seddon has its own train station with a circa 11 minute journey to Southern Cross station in the CBD.
As a Melbourne buyers agent, I think there are multiple factors which will collectively further increase the appeal of properties in the inner west, including:
- The new circa 500 bed hospital in Footscray – set to open in 2025.
- West Gate Tunnel Project – an alternate to the West Gate bridge and a reduction of trucks on residential streets.
- Metro Tunnel Project – as Melbourne’s population continues to increase, access to train stations is highly likely to be a continued driver of pricing growth.
- The CBD’s drift westward to Docklands where major corporates are preferring to locate their head offices.
- Development of Footscray High School.
