OVERRATED?

Circa 5 km north west of the CBD, Travencore is a very small suburb in between Parkville, Flemington and Ascot Vale.
Or, less kindly, between the Tullamarine Freeway and Mount Alexander Road.
As a Melbourne buyers agent, I wonder whether Travencore is overrated based on its uniqueness, by virtue of how small and relatively unknown it is, rather than the amenities it offers its residents.
On the whole, I don’t see it as a “charming suburb”. While it has some attractive heritage architecture (predominantly deco), the housing stock is dominated by characterless apartment blocks and if a singular word came to mind for me to describe Travencore, it would be “concrete”.
On the plus side it is less than 10 minutes into the CBD on a tram.
