West Melbourne is as close as you get to the CBD without actually being in it.
It has had little recognition as a “residential neighbourhood” until recent years. Increased recognition has resulted in increasing pricing and the pricing gap between its neighbours, especially North Melbourne, has decreased.
However, it is still arguably relatively good value – particularly in comparison to nearby Parkville, Carlton and Fitzroy.
West Melbourne does not really have its own a retail/hospitality “hub” but as a resident you are going to benefit from the retail, café, restaurant infrastructure of neighbouring North Melbourne.
The nearest supermarket is in North Melbourne – Woolworths & an IGA, with a Coles and Aldi relatively close in the CBD. Costco in Docklands is also an option, although probably a car dependent one.
Queen Victoria Market with its great range of fresh fruit and vegetables, seafood, meat and a great selection of delis is within walking distance.
Flagstaff Gardens provides a big green space.
Well-positioned to leverage all the cultural and physical infrastructure of North Melbourne, Carlton and the CBD. Even the beaches of the inner bayside are relatively close.
While I see it as a more suited to students, young professional and downsizers (rather than families) my understanding is that it is in the very highly regarded University High School catchment zone.
An easy walk into the CBD and three nearby train stations including Southern Cross station.
Melbourne University and RMIT University are within walking distance. As is the medical precinct encompassing Royal Melbourne Hospital, Royal Women’s Hospital, Royal Children’s Hospital and the Victorian Cancer Centre.
As the CBD drifts westward towards Docklands, West Melbourne is well-positioned to benefit. As well as from the Metro Tunnel project which will see a station (Arden station) relatively nearby in North Melbourne (near intersection of Arden and Laurens streets).
Relatively convenient access to Citylink.
All things considered and subject to being in the right type of property, as a Melbourne Buyers Agent I see properties in West Melbourne as a good value inner city option.
