I take responsibility for:
- Understanding
Exactly what property you are looking for & I document a detailed Search Criteria. Now we have a clear plan, & an objective basis of assessment for the properties I find for my clients.
- Searching
The whole market, including off-markets, pre-markets & properties that aren’t for sale.
- Assessing
Is this the right property or can we do better?
- De-risking
Including town planning, property condition, contract of sale etc.
- Valuing
Determining both market value & the “value to you”.
- Securing the Property
Circa half the properties bought are bought off or pre marketmarket via private negotiation. The remainder are bought on the public market via auction, OFI, private sale.
- Pre-Settlement Inspection
Ensuring we settling on a property that is in the same condition as when we bought it?

Negotiation Only
You find the property, I contact the negotiation to save you money on the purchase price.

This involves – but isn’t limited to:
- Research, research, research.
- Asking the right questions, in the right way.
- Anticipating agent tactics.
- Understanding the emotional landscape of the negotiation.
- Listening.
- Thinking laterally.
What provides the vendor & agent value but costs us little or nothing in $ terms?

Auction Bidding

Agents use auctions as a means of leveraging emotional pressure amongst prospective buyers to get a higher price. Most people participating in auctions simply are n’t experienced in the auction bidding game.
As a buyers agent who attends a lot of auctions I see a lot of mistakes and rookie errors. It’s not uncommon for me to see people bidding against themselves & to get calls from agents on a Monday because the “successful” bidder went over their limit & can’t afford to settle on the property.
I’m not emotionally invested in the auction outcome & understand how the game is played.

Vendor Advocacy
Most people may sell a property two or three times in their life. An agent may sell two or three properties in a week. It’s not a level playing field. Most vendors have a major knowledge and experience gap which the agent can exploit to their advantage.
My vendor advocacy service is about saving the seller stress, time and very importantly – money.

- They have the best agent to achieve the highest price.
- The agreement signed with the agency is fair on the vendor – including not overpaying the agents commission.
- The advertising campaign is primarily about attracting buyers - not you paying to promote the agencies brand.
- The sale method is chosen based on what will achieve the highest price- not what is easiest for the agent.
- The agent is working in your best interests not theirs.
Buy & Sell or Sell & Buy

Essentially this is about providing both the Buyer Advocacy & Vendor Advocacy capabilities – so the client buys the right property at the right price, & receives the highest possible price for the property they are selling. I make the buying and buying and selling transactions seamless and stress free.
For example exploring and where possible ensuring settlements on the same day for the property being bought.
