Including town planning, property condition, and contract of sale.
- Valuing
Determining both market value and the “value to you”.
- Securing the Property
About half the properties bought are bought off or pre market via private negotiation—I provide easy access to this exclusive sale market.

Ensuring we settle on a property that is in the same condition as when we bought it

You find the property, I save you money on the purchase price.

Auction Bidding
Agents use auctions to create emotional pressure among buyers and drive up the final price. Most people entering an auction simply don’t have the experience to navigate the bidding process effectively.
As a buyer’s agent, I attend auctions every week and regularly see costly rookie mistakes—people bidding against themselves, or agents calling me on Monday because the ‘winning’ bidder exceeded their limit and can’t actually settle.
I’m not emotionally invested in the outcome, and I understand exactly how the auction game is played.
Vendor Advocacy
Most people sell a property only a few times in their life; agents do it multiple times a week. That imbalance creates a knowledge gap that can work against vendors.
My vendor advocacy service protects your interests and saves you stress, time, and money.
- They have the best agent to achieve the highest price.
- The agreement signed with the agency is fair on the vendor – including not overpaying the agents commission.
- The advertising campaign is primarily about attracting buyers - not you paying to promote the agencies brand.
- The sale method is chosen based on what will achieve the highest price- not what is easiest for the agent.

Buy and Sell, or Sell and Buy
This integrated service provides both Buyer and Vendor Advocacy, ensuring you secure the right property at the right price while achieving an optimal sale result for your current home. I manage both transactions to deliver a seamless, stress-free experience, including coordinating aligned or same-day settlements whenever possible.
Fees:
• Buyer Advocacy: Available on enquiry
• Vendor Advocacy: Provided at no direct cost, as my fee is covered by a portion of the selling agent’s commission
