My business as a Melbourne buyers agent is about providing you “peace of mind” – you have bought the right property at the right price and have the right people available to support you for anything related to the property.

To achieve this, I use an eco-system of trusted partners – all of whom are as obsessive about their area of expertise as I am about buyer advocacy. These include:

Arborist (“tree surgeon”) – saving mature trees can be very important in preserving the value of a property.

Asbestos removal  not as problematic or expensive as most people think.

Accountant – how does the property purchase fit into your overall financial goals? Is the property being held in the most advantageous ownership structure? 

Builder  how much are the proposed renovations going to cost?

Building and pest inspector – what are risks related to the buildings condition and what cost effort, timeframe is involved in fixing faults and mitigating future risk(s)?

Conveyancer/solicitor – are we buying what we think we are buying? Are your interests protected in the contract of sale? Is the title to the property problematic?

Draftsperson/Architect  great design, which is a combination of thoughtful + practical + wow, is unfortunately relatively rare and not necessarily provided by high profile architects. 

Electrician – power is important!

Flooring (carpet, floor boards, tiles) – second quickest and most cost-effective way of transforming a property!

Gardener  an attractive garden adds a lot of value to a property and makes it a nicer place in which to live.

Handyperson – fixes and performs minor construction tasks.

Insurance broker – risk mitigation

Interior designer – can make a property far more pleasant and engaging to live in.

Joinery  often the first tradesperson my clients ask for as they need built in wardrobes! 

Mortgage broker  to ensure you have the flexibility provided by having the highest loan amount possible (you don’t have to use it all), at the best interest rate, in the most advantageous financing structure.

Painter – painting is the quickest and most cost-effective way of transforming a property.

Plumber – an unglamorous but essential trade.

Property lawyer – to navigate legal issues. Note that I recommend my conveyancer rather than a lawyer for the settling of the transfer of the property.

Property manager  selecting the right tenant, proactively managing the asset to ensure its net yield is maximised via rental adjustment/maintenance, understanding tenancy regulations. 

Removalist – to make your move as easy as possible.

Tiler – third quickest and most cost-effective way of transforming a property!

Town planner  often critical in renovations regarding maximising the potential of the property (for example the difference between a new renovation having three bedrooms or four).

None of my partners pay me anything for the recommending them and every one of them are effective, provide good insights and are good value (which is different to being the cheapest).
