·      1890s – 1910s (Australian federation in 1901) Also referred to as “Edwardian” & comprising different sub groups e.g. Arts & Craft, Queen Anne etc

·      Good street appeal from their deep red & dark brown brickwork, timber framed windows – sometimes bay windows, generous verandahs, pitched gables & prominent chimneys, stained leadlight windows & ornate fretwork

·      Buyers also like the dominant roof lines – generally terracotta tiled or slate, timber architraves & skirtings, wide hallways, fireplaces, ceiling roses, timber wall paneling & timber floors 

·      A key opportunity/challenge with Federation properties is to make them lighter & brighter

·      Found throughout inner city Melbourne both north & south of the Yarra, although the eastern suburbs are a particularly fertile hunting ground

·      I am a BIG fan of Federation houses for clients – their supply is inherently limited & becomes even more so as some of those without heritage protection are demolished, they generally have a large land component & they have a timeless appeal – which results in consistently impressive capital growth
