As a Melbourne Buyers Agent, I see Carlton North as having the quintessential Melbourne inner city “village” vibe and lifestyle. Having lived and owned there myself, I’m clearly a North Carlton fan.
Perhaps some of the most architecturally historically consistent Victorian and Edwardian streetscapes in Melbourne and only circa 4 km from the CBD.
One of the few inner city Melbourne suburbs without Housing Commission.
Laid out primarily in a grid pattern with many wide streets with median strips where residents linger on summer nights.
Rathdowne Street is the retail, cafe, restaurant heart of the suburb. I’m a particularly keen on Gerald’s Bar (which oddly enough has an offshoot in San Sebastian, Spain, which is also great!) with its “relaxed local” but sophisticated and welcoming vibe, which is a reflection of the suburb itself.
The suburb benefits from Rathdowne Street being relatively quiet as it is not a primary through road to other suburbs.
It also benefits from the nearby amenities of Carlton, Fitzroy North and Fitzroy and the CBD – which collectively offer great options for cafes, restaurants, bars, parks, cinemas, galleries retail etc.
Trams into the city via the western Lygon Street and eastern Nicholson Street boundaries.
As well as access to the Capital Trail for cyclists.
Well and truly gentrified as reflected in a median property house price of $1.64m (2022). I think it still represents value given the visual appeal of the streetscapes combined with the relaxed village vibe and amenities both within the suburb and nearby.
In terms of “relative value”, I could put forward a case that Carlton North is effectively the “Albert Park of the north” in terms of look and feel and proximity to CBD, and with a median house price (2022) circa $900k below that of Albert Park.
