Incredibly peaceful (assuming you don’t live on Royal Parade or Gatehouse Road) given it effectively borders the northern end of the CBD. It also borders Brunswick to the north, Flemington to the west and the University of Melbourne and Carlton to the east.
Within the suburb is Royal Park – home to the Melbourne Zoo, a public 9-hole golf course and a vast area of parkland.
Well serviced by trams with 12 routes – noting that half of these originate or end their service at Melbourne University. The nearest train station is Royal Park – adjacent to Melbourne Zoo.
The high median house price ($1.87 m 2022) is representation of its proximity to the CBD, architecturally consistent Victorian street scapes and proximity to parklands. To some extent, it also reflects the fact that greater Parkville encompasses a medical precinct with Royal Melbourne Hospital, Royal Women’s Hospital, Royal Children’s Hospital and the Victorian Cancer Centre.
From a Melbourne buyers agent perspective, Parkville’s residential areas can be broadly divided into a northern and southern section with the intersection of Gatehouse Road and Royal Parade being my divider between them. I see the southern section as being far more desirable due to the consistent Victorian architecture and relatively easy walkability into the CBD, Victoria Market and Lygon Street Carlton café, restaurant, retail precinct.
The northern residential section – between Royal Parade and Royal Park – I think is not as attractive in the sense of the number of apartment blocks and their lack of architectural consistency. Residents there I think are in the unusual position of living inner city but without easy/immediate walkability to cafes, restaurants and retail shops.
Although the continued gentrification of the southern section of Sydney Road in neighbouring Brunswick suburb could become advantageous for those who plan to buy a property in that northern Parkville locality.
