One of Melbourne’s smallest suburbs at only circa 0.4 square km, but arguably one of Melbourne’s better located ones. Princes Hill occupies a slice of land between Carlton North, Brunswick, Parkville and Princess Park.

I think – both personally and from a Melbourne buyers agent perspective – that it is a charming suburb as a result of the high proportion of Victorian terrace houses, wide streets with nature strips and the proximity of Princes Park.

There are also a number of 60s and 70s vintage relatively low-rise apartment blocks which offer bigger sized apartments than recently constructed ones.

It is hyper convenient for recreation in Princess Park, with multiple tram lines into the CBD (and Victoria Market) a short walk away on Royal Parade and Lygon Street, and the many cafés, restaurants, boutique shops etc. within walking distance in Carlton North. The rapidly gentrifying Brunswick and Brunswick East are also nearby.

The demographic appears to be over represented by academics and students, which isn’t surprising given the proximity to Melbourne University.

The Princes Hill Primary and High School are well regarded and University High School is close by.

Definitely already discovered – with a median house price of $1.82m in 2022.
